Reclamation Service

The purpose of this service is to grant a reclamation permit of both types: Marine reclamation which include all reclamation works within the sea area and land reclamation which include Any deep filling works in a land-locked area. The licensed engineering offices with “Land Surveying” discipline may apply for, track, and manage Reclamation permit applications through Benayat system.

  1. Engage engineering offices
  2. Landowners must Cooperate with a land Surveying Engineering office licensed by the Kingdom of Bahrain’s Council for Regulating the Practice of Engineering Professions to prepare all required drawings and documents in order to apply for reclamation permit.

  3. Submitting the Application Electronically
  4. The engineering office will handle all necessary tasks for applying for the reclamation permit on behalf of the property owner through Benayat system. (Click here to view list of the licensed engineering offices).

  5. Reclamation request stage
  6. The applicant engineering office should enter the required information for the request in this stage, which includes:

    • Owner & Applicant Details
    • Land details
    • Project details
    • Reclamation details
    • Required documents

  7. Review Stage
    1. Pre-Approval stage:

      Based on the request pre-defined conditions, the request will be distributed to the concerned Governmental entities automatically. These conditions and cases are outlined in the below table:

  8. Engineering Office Review Stage:
  9. In this stage the land surveying engineering office (Applicant) must submit all required drawings and documents to another engineering office reviewer (Category A) to review and ensure compliance and fulfillment of all conditions mentioned in the Unified Guide for Building Permits in the Kingdom of Bahrain.

  10. Payment stage
  11. The Property owner / or engineering office should pay the required fees in order to issue the Reclamation Permit automatically from the system, which includes:

    • Municipality Fees: fees are calculated for reclamation permit as showing in the table below, and it must be paid online through the Benayat system.

  12. Issue Reclamation Permit electronically
  13. Once all the reclamation permit fees are paid, the system will instantly issue an electronic reclamation permit. The reclamation permit is valid for one year from the date of issuance.
