Demolish Service

The purpose of this service is to allow Property owners and Engineering offices to apply for a demolish permit. There are two types of demolish (full demolish, partial demolish).

  • Real estate owners including:
    • Bahraini Citizens
    • GCC Citizens
    • Non-Bahraini Residences
  • Commercial Entities
  • Government Entities
  • Property Owners
  • Engineering offices
  1. Submitting the Application Electronically
  2. The applicant can submit the demolish permit request through the Benayat system and enter the required information, which includes:

    • Applicant Details (Responsible /Contact person)
    • Other owners / inheritors details (If any)
    • Tenant Details (If any)
    • Land details
    • Demolish details
    • Attachments

  3. Review Stage
    1. Initial review stage:

      The request will be initially reviewed by the concerned municipality based in the location. Once approved the request will proceed to the consultation stage.

    2. Consultation stage:
      1. Site Visit – If required:

        Only for parcels that fall into historical areas, a site inspection can be requested from the Control and Inspection Department in the concerned Municipality.

      2. Internal consultation – If required:

        The request will be sent for internal consultation in the concerned municipality as needed.

      3. External consultation (concerned government entities) – If any:

        Based on the request pre-defined conditions, the request will be distributed to the concerned Governmental entities automatically. These conditions and cases are outlined in the below table:

        1. If the parcels fall under fencing area specified by Ministry of Oil and Environment.
        2. If the project zone is “PTR”.
        3. If the usage nature “Petrol Station”.
        4. If the parcels fall in or around the existing petrol stations.

        Bahrain Authority of Culture and Antiquities (BACA) All requests 3 Working days
      5. Final Review Stage

        After receiving all internal and external consultations feedback the concerned municipality will review the application and take the final decision.

        Note: some demolish requests will require top management approval, based on the age of the building and its structural conditions.

  4. Payment stage
  5. The Property owner / or engineering office should pay the required fees to issue the permit automatically from the system, which includes:

    • Demolish Permit and insurance Fees: Fees will be calculated as showing in the table below:
    Zones Fee – m2 (Demolish area) Insurance – m2 (Demolish area)
    Residential 250 Fils 500 Fils
    Non- Residential 500 Fils One dinar

  6. Issue Demolish Permit electronically.
  7. Once all the demolish permit fees are paid, the system will instantly issue an electronic demolish permit. The permit is valid for one year from the date of issuance.

  8. Print the Building Permit
  9. The applicant can print the Permit from Benayat system after it has been issued
