It is a service that aims to grant a permit for the possibility of adding a vertical expansion (adding a floor/or several floors) or horizontal expansion to an existing building, considering that the addition’s total area does not exceed 50 square meters.
- Preparing engineering drawings
Property owners must engage an Engineering office licensed by Kingdom of Bahrain’s “The Council for Regulating the Practice of Engineering Professions”, to prepare all necessary drawings and documents required since a stamped drawing is required in order to apply for a small addition building permit.
- Submitting the Application Electronically
Property owners can submit their application through the system directly. Alternatively, the engineering office responsible for architectural drawings can submit the application through the Benayat System based on the agreement between the owner and the office. For small additions, the engineering office will handle all necessary tasks for applying for the building permit on behalf of the property owner (Click here to view list of the licensed engineering offices).
- Small addition request stage
The Property owner / or engineering office should enter the required information for the request in this stage, which includes:
- The applicant and the property owner or his representer details
- Other owners or inheritors details (If any)
- Current property details (Land details)
- Project details
- The required addition details
- Civil aviation details (If required)
- Electrical Load details (If required)
- Water demand (If required)
- Required documents
- Review Stage

Initial review stage:
The request will be initially reviewed by the concerned municipality based on the location. Once approved, the request will proceed to the consultation stage.

Consultation stage:

Internal consultation (Inspection) – If required:
Based on the request condition, the request will be inspected by the concerned Municipality.

External consultation (concerned government entities) – If any:
Based on the request pre-defined conditions, the request will be distributed to the concerned Governmental entities automatically. These conditions and cases are outlined in the below table:

- Payment stage
The Property owner / or engineering office should pay the required fees in order to issue the Building Permit automatically from the system, which includes:
- Small Addition Building Permit Fees: These fees are to be paid online through the system as calculated as per building permit fee schedule.
- Building Permit insurance Deposit: The deposit amount is to be paid online via the building permit system.
- Civil Aviation Fees (If applicable): fixed fees (BD 100) to be paid online via the building permit system.
- Road occupation service fees (if applicable)
- Advertisement service fees: As needed if the applicant is an engineering office.
- Issue Small Addition Building Permit electronically.
Once all the small addition building permit fees are paid, the system will instantly issue an electronic small addition building permit. The building permit is valid for one year from the date of issuance.
- Print the Building Permit
The applicant can print the building Permit from within the Benayat system after it is issued by clicking on the print tab.
